This third semester assignment was a solo effort that culminated in a ten-minute oral presentation accompanied by the design proposal, exhibited on boards with explanatory descriptions and details, but without technical data. The structure was to incorporate sustainable building systems and construction practices, be fully accessible to all, have a maximum of 65m2 of interior space, offer a partially covered outdoor space as well as a barrier-free washroom. The line and shape of the roof - the house’s most prominent feature - echoes the incline of the gradient behind formed by the ancient lakeshore. We were to use the lot’s irregular shape, its lakeshore location and the building’s intended function as inspiration. Notwithstanding these instructions, any inventive architectural solutions were still to be based in the reasonable requirements of common sense, and to a lesser degree, practicality. The building represents the response of the city and its population to the eternal aquatic energy knocking on our front door. Its form replicates the power, dynamic flow and cyclical patterns of the shifting, choppy water it overlooks, while incorporating a balance of materials that at once pay homage to the site’s industrial past, and celebrate the optimism of a city growing into the future. The site presented the biggest factors to consider and overcome: the property widens and dips slightly as it moves from the north to the south, while steeply dropping in elevation from the eastern edge to the west. Only 30% of the 26,000m2 site could be used for construction and an outdoor pool was required. Structure-wise, the program mandated roughly 10,000 m2 of indoor space, no more than 15 floors in height and access to underground parking from the west. With the proposed building, calculations revealed the topographic material required to cut would be 6072.07m3, while 729.41m3 would be needed to fill, resulting in a net cut/fill amount of 5342.66m3. An extensive study of wood-frame and small-building construction was undertaken, working from footings up to roofs and including a comprehensive review of materials and connection conditions along the way. The hand drafting of each detail as we progressed upward from the foundation accompanied this analysis. At the end of the first semester, we were assigned to construct a physical 1:50 scale model of a portion of a supplied structure, implementing all of the knowledge we had acquired throughout the semester. In Visual Communications class, we were required to keep one to develop and maintain our sketching skills, drawing from life as well as photographic reference. The ability to translate ideas and concepts from one’s imagination into a visual form is obviously of primary importance when communicating them to others, but as well, having the aptitude to capture what one sees into a two dimensional image reveals an essential understanding of shape and form, and consequently, construction. While an Architectural sketchbook was a mandatory requirement of that first semester class, I have continued to add to it, illustrating buildings of interest and bringing products of my imagination to life by rendering them within its pages. The first step was to model the massing, using Revit, of the entire area shown in a supplied AutoCAD file - essentially the neighbourhood surrounding the site. Once the vicinity and certain physical assumptions about it had been established, the critical conditions for the shading study were determined: the most southern elevation of the existing townhouses must receive a minimum of 2 hours direct sunlight on lowest window sill, situated 1.8m above average street grade on Kendal Street, under the worst lighting conditions on the shortest day of the year. The final document is comprised of i) a 2D detail of a typical construction condition that would be suitable for a set of construction documents, ii) a 3D detail of the same condition rendered in colour and rotated to give the best view of the overall assembly of materials, and iii) a material sample board which provides a clear and definite impression of the colour and texture of the selected exterior materials, as well as the specific model/product number for each material. The condition chosen to be detailed is a wall section showing the transitions between the brick facade and the ACM cladding, as well as the curtain wall and window head/sill transitions. The development of a Site Plan Analysis and an accompanying Feasibility Study was the first step required for this project. With a maximized building footprint in mind, zoning bylaws were reviewed and applied to the proposal we developed. Our proposal, with the Study, was then presented to the municipal building department for approval. With the Department’s consent, Preliminary Construction Drawings (based on the client’s requirements and our proposed sketches) were generated to construct a steel frame warehouse, with a combination of glazed, engineered aluminum and engineered precast concrete panel curtain wall systems. These drawings contained structural and zoning information, and were appropriated dimensioned. Working collaboratively, we produced a package of structural drawings, preliminary designs and finally, a complete and comprehensive 32-page set of working drawings. The parameters of the project were presented as a client brief, which together with the guidelines found in the OBC, directed us in all of our decisions in regards to materials, design and execution. Situated at the corner of Bloor St. West and Lansdowne Avenue, the structure was to be three storeys tall, with retail space on the ground floor, a parking garage below grade in the basement, and two floors of condominiums on the second and third floors. We were given the location to be developed (the southeast corner of Parliament St. and Queens Quay East), and some basic building restrictions (max height of 60m, max site coverage at 30%, max window usage to be 40% of exterior wall area). As well, a shear wall structure was to be employed throughout the building (unit, core and stairwell walls), and pre-cast concrete panels and glazed curtain walls (or an approved sustainable alternative) were to comprise the exterior cladding. Part 3 OBC requirements, current industry and sustainable construction standards and applicable zoning bylaws were to be adhered to as we developed and prepared conceptual, schematic and design development drawings. A presentation deck, board and working drawings were produced to accompany a set of PowerPoint slides for an oral presentation. Narrow Lot House - Narrow Lot House This Single Family Residence assignment was a collaborative project, to be completed in pairs of two, dividing the design, decisions and drafting equally. Given an empty lot and thorough interview with the “owners/family” to determine their extensive needs and wishes, the plans for their new house were generated. Divided into a three stage process, working collaboratively we progressed to produced a preliminary set of design plans and a massing model, followed by a set for OBC review, before finally presenting a set of plans for permitting. Continued consultation with both our instructor and the “owners” provided us with guidance and clarity in design, materials and functional aesthetics. The brief dictated the comprehensive implementation of sustainable design, materials and techniques in the creation of four 2 storey Live/Work/Grow/Age-in-Place units, with retail space on the ground floor and residences above. The heritage house occupying the site would be renovated or restored, and could be relocated on the property. Our team drew inspiration from the archetypical small town “Main Street”, bisecting the site with a central avenue lined with a pair of new buildings. Ravenna Front Porch - Ravenna Front Porch The new owners of a red brick house just outside of the town of Ravenna wanted to make big changes. The existing structure was a classic turn-of-the-century Edwardian farmhouse, with a split-level addition added to the east side in 1982. A complete interior gutting/renovation with some structural updates was planned, as well as a number of exterior changes. These exterior modifications were primarily of a cosmetic nature – the most prominent to be a façade-wide front porch. I was contracted to design and supply a selection of front porch options. Once a design was approved, a full set of Working Drawings (blueprints) was generated, and working with the contractor they were reviewed and stamped by an engineer, and then submitted to the town for approval. This led to a complete redesign of the pool house: from a modern, flat-roofed semi-enclosed, L-shaped structure to a simplified, traditional gabled-roof, open-sided shelter, anchored by a large, stone fireplace on the north end. To allow for clear views to the east, west and south through glass and wood railings, the washroom, outdoor shower and dressing room were relocated to an existing out-building, and the full kitchen was scaled back to just a bar refrigerator and sink. A new set of presentation renderings and working drawings was produced and approved. Once stamped by the engineer, they were presented to the town for permits. Ravenna Pool House #1 - Ravenna Pool House #1 As renovations of the Ravenna farmhouse were progressing, an extensive landscaping revitalization was being undertaken. A major addition to the property was an in-ground pool, a large stone patio surrounding it and an adjacent pool house. The requirements for the structure were extensive: a full kitchen, washroom (with outdoor shower), dressing room, fireplace, multiple sitting areas and views of the surrounding apple orchards and the pool. Working collaboratively with the contractor and landscape designer, a location for the building was established. A set of presentation renderings was produced, with multiple designs for the building and its layout. Once the clients approved a design, a set of working drawings were produced and stamped by an engineer. But after obtaining the permit, they realized they would prefer to fully enclose the porch (primarily to gain storage space and a “mud room”) on the new, approved footprint. They had discussed the changes with their neighbours, and having received a less-than-enthusiastic response, wished to show them the alterations in hopes of gaining their support before re-applying for the variance. They had an existing freestanding, two-car garage on the rear laneway, suitable for demolition and a new-build in its place. Working within the municipal guidelines, the client’s requirements were met with a slab-on-grade, two storey, two-bedroom residence. To make the most of available natural light, an open-concept kitchen/dining/living space is on the second level, with bedrooms on the ground floor. A set of presentation drawings (3D renderings) was generated, and once the owners were satisfied, a full series of permit drawings were produced to be stamped by an engineer, and presented to the city for approval and permits. Due to local ordinances and permitting restrictions, the building could be no more than 500 square feet in size, and would have to visually fit with all of the surrounding structures (both original and newly constructed). In the form of a presentation deck, I provided a selection of “looks and layouts”, and once a design was selected, a full set of working drawings was generated, reviewed and stamped by an engineer and then submitted to the town for permits. The project was completed in the spring of 2023 NOTE: Before construction began, the decision was made to rotate the building 90° clockwise, so that the front porch faced East. Arlington Ave. Renovation - Arlington Ave. Renovation The owners of the 110-year-old semi-detached house on Arlington Ave. in Toronto decided the time had come to update their home of 25 years. The house was completely original, from the floor plan to the finishes and millwork, so there was a lot to do, and a full gut job of the first and second floors was decided upon (the basement had been “semi-finished” by the owners 10+ years earlier). Once I had met with the homeowners and discussed their vision of their renovated home, I began the process by building a digital model of the home as it existed. After a “digital demolition”, we had a blank slate to begin experimenting with, and a number of options were explored and considered. Once a final layout was agreed upon based on presentation drawings, a complete set of working drawings (or blueprints) was generated. After a review with the homeowners and their contractor, the plans were made official and deemed authorized. One easy step towards this goal was to match the cladding. In 2012, after a catastrophic fire, the 100-year-old-plus main house was rebuilt, incorporating the single surviving original building (the two-storey farmhouse) with a contemporary new architectural vision. To aesthetically marry the thick, locally-quarried stone walls of the enduring house with the newborn, modern structures, a vertically-oriented Ipe wood strip cladding was chosen for all new elements. To further ensure a seamless integration, a massing study was performed, providing an in-depth exploration of the optimal size and form of the new room. Once this was determined, a full set of presentation renderings was generated, reviewed and approved with a few minor alterations. A complete set of working drawings was generated, including various details to provide thorough instructions on the most complicated part of the project: structurally tying the new elements of the proposed building (footings & foundations, walls and the roof) into the existing house. Both the builder and an engineer were consulted to confirm a smooth, safe and solid union between the two structures before the drawing set was completed. Garry Oak Entranceway - Garry Oak Entranceway The current exterior entrance structure to this house on the outskirts of Nanaimo BC is original to the building (erected in 1991). But after buying the property and living with it for just over six years, the current owners wanted to explore their options for a replacement for the old, weather-damaged entranceway. Although the owners didn’t have a specific idea of what they wanted, they had compiled a deep collection of reference images, and had strong opinions of what they did not like. We had a couple of discussions to solidify their preferences and agreed upon a “brief” before I was engaged to provide a number of different alternatives for consideration. Design, construction and materials were all appraised to reflect the client’s wishes.
